The owners of 615 Purdue Dr had recently completed construction of an Accessory Dwelling Unit (ADU) on their property in Claremont and were seeking the ideal tenant. I first connected with the homeowners, Selena and Jordan, through the vibrant local online community, Claremont Connects. This Facebook group is a hub for residents to share recommendations, ask questions, and support local businesses. Selena had posted an inquiry seeking advice on the best way to find a tenant for their nearly completed ADU. I responded by offering my services, and shortly thereafter, we arranged a meeting. From the start, it was clear that they were dedicated to creating a welcoming and affordable living space.
Their ADU project was particularly noteworthy because they successfully secured a $40,000 City of Claremont ADU grant. This initiative is designed to increase the availability of rental housing while keeping it affordable. As part of the program’s requirements, the monthly rent was capped at a specific amount and the unit was designated for a higher education student. Understanding these guidelines allowed us to tailor our marketing and tenant screening strategy effectively.
Once construction was completed, we implemented a comprehensive marketing plan. A professional photographer captured the beauty of the brand-new unit, and the property was promoted across the MLS, major rental websites, Facebook Marketplace, and the off-campus housing platforms for the Claremont Colleges. Its prime location north of Foothill Boulevard, combined with its modern amenities and attractive rental rate, generated significant interest.
After carefully reviewing applications, conducting credit and background checks, and analyzing income qualifications, we identified the ideal tenant—a higher education student who perfectly met the program’s criteria. We then prepared a fair and comprehensive lease agreement that protected the interests of both the owners and the tenant.
The leasing process moved quickly, and the property was successfully rented for $2,160 per month. Beyond the transaction itself, the outcome has been especially rewarding. The tenant has become a wonderful addition to the property, fostering a positive and friendly relationship with Selena and Jordan.
