How I Sold 7462 Bear Creek Ct in Highland

How I Sold 7462 Bear Creek Ct in Highland

When helping buyers find the right home, the process is often about more than just bedrooms, square footage, or price. It is about understanding people, relationships, timing, and lifestyle. The story behind the sale of 7462 Bear Creek Ct in Highland is especially meaningful to me because it all started from a completely different connection — one built through fitness, community, and simply trying to help someone else succeed.

This transaction involved first-time buyers who needed a larger home to accommodate their growing family. They specifically hoped to find something near the mountains, with enough room for their children and ideally a pool for family enjoyment. Searching throughout the San Bernardino foothills, we found them a property in Highland that immediately stood out.

The home checked all the boxes:

  • 4 bedrooms

  • 3 bathrooms

  • A pool and spa

  • A corner lot

  • Family-friendly layout

  • No HOA

  • Great mountain foothill location

Most importantly, it felt right for them.

The path to this sale began on New Year’s Day in 2023 when my fiancée and I visited The Claremont Club to discuss partnership opportunities. During that visit, management introduced us to Ruth, the club’s newest boxing, fitness, and yoga instructor. Ruth was energetic, positive, and excited about growing her new clientele.

One thing I strongly believe in with relationships and business is giving value first. Instead of immediately talking business, we decided to film some boxing training content together. I edited the footage and helped promote her on social media to support her launch at the club.

After delivering the finished content and making sure she was happy with everything, I casually mentioned that I was also a real estate agent and asked if she happened to know anyone considering buying or selling real estate.

Her response was immediate:
“Actually, yes — my daughter Moriah and her husband Ezra.”

That single conversation ultimately led to helping an amazing family purchase the exact home they needed.

Ruth connected me with Ezra and Moriah shortly afterward. They were excited to begin learning about the home buying process but needed financing first. I introduced them to my trusted lender, Tano Kapedani, and they moved quickly through the pre-approval process.

Within about a month, we officially began house hunting.

As I spent more time with Ezra and Moriah, I learned what mattered most to them:

  • They had three small children and needed at least four bedrooms

  • Safety around a pool was extremely important

  • They wanted enough space for a growing family

  • Moriah had grown up in Highland and loved the idea of returning there

  • They wanted a home that felt family-oriented and comfortable long term

Getting to know clients on a personal level is one of the most important parts of my job. Understanding lifestyle needs, personalities, and long-term goals allows me to identify homes that truly fit — not just homes that technically qualify.

We narrowed the search down to five properties and toured them together.

One property immediately rose above the others: a beautiful corner lot home in Highland with a pool, spacious layout, and everything they had envisioned.

We wrote our very first offer on the property.

And it was accepted.

A true “one and done” scenario.

That outcome was not luck. My team and I work hard to strategically structure offers that sellers take seriously. Price is important, but successful negotiations often come down to understanding what matters most to the seller beyond just numbers. By creating clean, thoughtful offers and communicating effectively, we position our clients for success from the beginning.

In addition to securing the home, we successfully negotiated a $10,000 seller credit toward repairs, creating even more value for the buyers. Combined with a strong mortgage rate secured through our lender partnership, the transaction came together extremely well for this growing family.

The escrow closed smoothly and on time on March 14, 2023. After the transaction, something happened that meant a great deal to me personally. Ezra and Moriah invited my fiancée and me to their twins’ birthday party.

Moments like that are what make this career so fulfilling. I love helping people buy and sell homes, but when clients begin to feel more like lifelong friends than transactions, it reinforces why I truly enjoy what I do. Real estate is ultimately about relationships, trust, and making a meaningful impact during important life moments.

7462 Bear Creek Ct was more than just another closing. It was the result of community connections, giving value first, understanding family needs, and helping great people move into the next chapter of their lives.
