Some real estate transactions are especially meaningful because of the personal connections behind them. This sale was one of those unforgettable experiences. The seller, Bri, and I went to high school together at Bonita High School. Back then, neither of us could have imagined the paths our lives would take—Bri would go on to become a doctor, and I would become a real estate agent who would eventually help her sell her childhood home. Life truly has an incredible way of coming full circle.
During our high school years, we spent a great deal of time together at school events, social gatherings, and through our shared involvement in sports. We also bonded over our mutual love of EDM music. As often happens after graduation, our lives took us in different directions, and although the friendship remained, we stayed in touch less frequently.
Years later, we reconnected at Le Pain Quotidien in the Claremont Village. The meeting was simply intended as a chance to catch up with an old friend, but I was thrilled to learn about Bri’s incredible accomplishments. She had become a Doctor of Medical Science, Physician Assistant, Certified Athletic Trainer, and was happily married to her longtime partner, David.
During our conversation, Bri shared that she and David were experiencing permitting challenges with her childhood home, which included an unpermitted Accessory Dwelling Unit (ADU). At the same time, she had received an exciting job opportunity in Washington State, prompting them to consider selling the property and relocating. I was honored to assist them by providing guidance on valuation, potential repair costs, and strategic considerations for the sale.
To prepare the home for market, we implemented a comprehensive marketing plan that included top-tier professional photography and videography, along with extensive promotion of the open houses throughout the community. Together, we decided on a strategic pricing approach—listing the property slightly below market value to generate strong interest and encourage a competitive bidding environment.
The strategy proved to be an overwhelming success. Approximately 75–100 prospective buyers toured the home during the open house weekend, resulting in 22–23 competitive offers. This level of interest created significant leverage for the sellers, ultimately leading to an accepted offer $60,000 over the asking price.
Bri and David chose an investor’s all-cash offer, which was particularly appealing because the buyer agreed to purchase the property as-is, including the unpermitted ADU. This eliminated the need for the sellers to complete or finance the permitting process, allowing for a smooth and expedited transaction.
Escrow closed successfully on December 19, 2023, enabling Bri and David to transition seamlessly to their new chapter in Washington State. The additional proceeds from the sale provided immediate support for their relocation and the purchase of their new home.
