This lease began through a referral that stemmed from one of our favorite community events. The owner was introduced to us by a married couple who had attended one of Stein Team Realty’s ADU events. These free events, which we typically host early in the year, bring together an expert panel to discuss accessory dwelling units—often referred to as granny flats, in-law suites, or rental units—and how they can support multi-generational living or generate rental income as home prices continue to rise across Southern California.

While the couple who attended the event didn’t do business with us right away, they felt confident enough in the value we provided to recommend us when a friend needed help finding a tenant for his single-family home in Pomona. That referral led directly to this opportunity.

I met the owner at the property, toured the home, and spent time getting to know him while explaining our marketing approach. The house was already in excellent condition, but I made one important recommendation before moving forward: installing a fence around the pool. It was leased to a wonderful family with two small children, making the pool fence immediately serve its intended purpose by providing peace of mind and protection.

Years later, the tenants continue to love the home and regularly remind the owner that they would like to buy it someday—a testament to both the property itself and a well-executed leasing strategy.
