Some transactions start with a phone call. This one started with an event.
In early 2023, our Stein Team hosted an ADU event at the banquet hall of St. Paul’s Episcopal Church in the Lincoln Park Historic District of Pomona. We created flyers, boosted them on social media, called everyone we knew, and personally invited homeowners who were curious about building accessory dwelling units.
The turnout was incredible — around 100 people showed up, representing all walks of life and every phase of the ADU journey, from early planning to nearly completed construction.
That’s where I met this wonderful married couple.
They told me they were building an ADU in their backyard in Claremont. We connected instantly. Shortly after the event, I went to see the ADU in person — and it was easily one of the nicest I’ve ever seen. They spared no expense. High ceilings, premium finishes, upgraded materials, thoughtful design choices — all because they originally planned to live in the ADU themselves and rent out the main house.
Over the next year, we stayed in touch. Eventually, it was time for them to rent out the front home, and they trusted me to handle it.
Once we signed the lease listing agreement, we marketed that property like it was for sale. Top-tier photography and videography. Professional flyers distributed throughout the neighborhood. Email campaigns. Social media promotion. MLS exposure and placement on all major rental platforms. Within just a few weeks, we secured an excellent tenant paying top dollar. The passive income began flowing.
About a year later, a new opportunity emerged.
Their daughter and son-in-law were ready to move into a new home, and after carefully weighing all the options, it was decided that my ADU event friends would purchase a property as an investment — and their daughter, son-in-law, and granddaughter would live in it.
Now we were shifting from landlord strategy to buyer strategy.
We toured four homes, including new construction properties, and submitted offers on a few. In a competitive market, offer structure matters as much as price. Because of our strategic offer writing and clear communication with listing agents, our offer was accepted on a beautiful townhouse at 1494 Florence Ct in Upland.
Escrow was smooth and straightforward. During the general inspection, a few concerns were identified. Rather than requesting repairs, we negotiated a seller credit that the buyers were comfortable with. They preferred handling the repairs with their own trusted contractors after closing, giving them control over quality and timing.
Appraisal and financing moved forward without issue. Contingencies were removed, and we closed successfully.
What I love about this transaction is the layered benefit. My clients now own an additional investment property that will continue to gain equity over time. At the same time, they have peace of mind knowing their daughter, son-in-law, and granddaughter are living in an upgraded townhouse in a safe, well-maintained Upland neighborhood.
